Company Description

The Home Office Accounting Operations Team is responsible for Revenue Accounting, Real Estate Accounting, Accounts Payable, Fixed Assets, Payroll Accounting and Inventory Control. The Real Estate Accounting Auditor position is responsible for auditing landlord invoices against lease language to ensure accuracy and drive savings. The successful candidate will be detail oriented and a critical thinker with the ability to recognize trends in year-over-year data.

 

This job is located at our Global Home Office in Columbus, Ohio.

 

What Will You Be Doing? 

  • Auditing landlord charges against lease language for accuracy
  • Minimizing landlord charges through auditing and analytics from prior years
  • Utilizing CoStar (Real Estate Lease Management System) to create and update new leases and renewals within the system
  • Establishing mutually beneficial working relationships with landlords
  • Managing your time and priorities to maximize savings
  • Communicating payment status to team analysts to ensure accurate forecasting
  • Responsibilities are divided by store. Each auditor is responsible for a subset of stores. Domestically, this is broken out by landlord. Internationally, this is broken out by country
  • Anything that gets paid to a landlord (with the exception of store maintenance, store construction, and some utilities through CASS) gets paid through this team. Payables managed by this team must be defined by a lease.
  • Individual responsibilities:
    • Auditing, processing, disputing, etc. all invoices sent to A&F from landlords.
    • Tracking savings from auditing invoices.
    • Processing all checklists for stores as deals are executed.
    • Renewals, new stores, closed store, storage, relief, etc.
    • Managing relationship with landlord as it relates to outstanding balances, calculations, inquiries.
    • Managing NMVPs for real estate vendors in their store portfolio.
    • Providing store payment information to cross functional partners such as RE Finance, RE Accounting, Utilities, Legal, Tax, etc.
    • Monitoring mall co-tenancy for stores in their portfolio.
    • Monthly variance analysis for store activity
    • Building weekly/monthly rent run files
    • Ad Hoc Requests/Sprints from AP
  • Country/Region Specific responsibilities:
    • UK & Ireland: Business Rates (local property taxes). These payments are paid directly to local councils rather than the landlord. 
    • France: Specific France Taxes CFE & Tascom 
    • APAC: All Asia sales reporting is done manually outside of CoStar

What Do You Need To Bring? 

  • Bachelor’s Degree in Business, Finance, or Accounting, or relevant experience
  • Ability to understand different perspectives & priorities necessary to successfully manage portfolio
  • Self-motivated, enthusiastic, creative, engaged, flexible team player
  • Organized with the ability to multi-task & problem solve in a fast-paced environment
  • Excellent business communication skills for interaction with people at various levels of the organization
  • CoStar Real Estate Lease Management System and working Excel knowledge a plus
  • A collaborative approach to working with cross-functional partners to achieve the vision of the brand
