Job Description

The Director of Commercial Property Management is charged with overall responsibilities for providing direct management and oversight to a group of properties.  The Director is responsible for maximizing asset value and NOI on behalf of Carr Workplaces clients.  This includes operations, property management, maintenance, client/tenant relations, support of the leasing team, accounts payable/receivable, annual budgeting, financial reporting and risk management.   

Qualifications

Duties: 

  • Develop and implement business plans for each property, which are consistent with the owner’s needs and objectives to maximize asset value and NOI.   

  • Assist with budget preparation and capital planning, as well as forecasting where necessary.  

  • To project and achieve budgeted financial goals as stated in the approved annual operating budget while adding value to the property(s) with prudent management and business decisions.  

  • Monitor occupancy, rent collection and cost control to ensure the financial stability of properties.  

  • Oversee the timeliness and accuracy of the monthly/quarterly financial and management reporting as required by each owner. 

  • Provide oversight for capital projects, tenant improvements, etc. which utilize contractors and maintenance personnel at properties to ensure they are being conducted/maintained properly and as required. 

  • Oversee the procurement and execution of bids for projects as well as new/renewing vendor contracts, including proper documentation.  

  • Provide excellent tenant service when needed above and beyond what is being provided by the property managers to retain current business, expand opportunities with existing tenants/clients, and to leverage those relationships to pursue additional business opportunities. 

  • Understand the leasing process and effectively support the broker/leasing team.   

  • Maintain/Update Emergency Response Manuals and hold regular meetings with tenants.  

  • Ensure the properties are managed consistently with Carr Workplaces’ Standard Operating Procedures. 

  • Conduct quarterly inspections of the properties and tenant spaces to ensure compliance with leases and proper upkeep of the property.  Monitor and maintain the exterior and common areas of the properties to ensure they comply with the company standard. 

  • Oversee risk management as it relates to insurance, crisis preparedness and crisis avoidance matters. 

  • Overall understanding of company policies and adaptation of new rollouts.  

  • Strong understanding of locations offered within the CW portfolio; understanding of services and marketing initiatives available.     

  • Responsible for the management and development of team members (property managers, building engineers, community managers, etc.) including regular team meetings, as-needed support and ongoing training specific to job roles.  

  • Other duties and responsibilites as assigned.

  • Strong written and oral skills and excellent organizational skills.  

  • Ability to work under pressure and demonstrate flexibility.  Willing to work before and/or after core hours to ensure the property runs smoothly/successfully.  

  • General knowledge of IT, and proficiency with Microsoft Office.  

  • Knowledge of telephone systems and other business equipment.  

  • Financially astute with a thorough understanding of accounting principles including recovery ratios and methods, allocating costs to various CAM pools, accrual and cash basis accounting, reading and understanding financials and be able to abstract information from a lease 

  • Demonstrate leadership and professionalism. 

  • Ability to problem solve and provide actionable and positive feedback 

  • Ability to work both independently and within a team environment. 

Education/Experience:  

  • Bachelor’s degree required, preferably in real estate or management.  

  • Minimum 8-10 years of experience of managing a business, brand or profit center within the commercial real estate industry.

The salary range for this position is $110,000 - $125,000 + incentive/bonus + benefits.  This role is a contractor position operating in a 1099 capacity. 

Individual pay is determined by skills, qualifications, experience, and location.
