Job Description

The general property manager is responsible for the management of a Class A Commercial Real Estate Project in Atlanta, Georgia. The responsibilities include:

  • The general manager must deliver a strong sense of customer service and hospitality to the way the building is managed in order to differentiate the experience of our corporate residents and their guests in comparison to other buildings.

  • Develop partnerships with corporate residents, assessing their needs and responding appropriately to assure their success. 

  • The general property manager should strive to maintain and increase the value of the property assigned and reporting the ongoing status of the property to management and ownership.

  • Responsibility for day-to-day operations of the property, including preparation of budgets and reconciliation, scheduling and overseeing maintenance in coordination with the Engineering Department, and overseeing and improving operating invoices for the property.

  • Must respond to trouble calls and requests from corporate residents and public with a sense of urgency and a focus on excellence and to the complete satisfaction of the person making the request.

  • Ensure that corporate residents are operating according to their lease obligations, be responsible for collecting rent and any corporate resident coordination involved including defaults and demands.

  • The general property manager will work in coordination with legal representation on any corporate resident collection matters and evictions, communicate with the leasing department on any tenants at risk, and communicate with Accounting to ensure everyone is informed of any corporate resident issues such as stop rents, move-outs, and rent adjustments.

  • Work with the Leasing Department to ensure that any empty suites are ready for showing as quickly as possible upon corporate residents vacating.

  • Work with Engineering and Construction to assist with new corporate resident coordination to facilitate corporate resident buildout and ensure timely openings.

  • Schedule and oversee repairs and preventative maintenance in coordination with the Engineering Department. 

  • The property manager will be responsible to bid, approve, and oversee completion of any improvement projects ensuring that all work is completed to code, warranted, and in compliance with landlord obligations to corporate residents, if applicable.

The general property manager's responsibilities are not limited to these duties. In all of these duties, the property manager must demonstrate our client's core values and beliefs in his/her dealings with others.

Qualifications

A successful general property manager candidate will meet these criteria:

  • Minimum 5 years of experience working in a Class A office building as a commercial property manager or assistant property manager, and the equivalent education and experience necessary to fulfill the role.
  • Candidates without experience managing a Class A office building will NOT be considered.
  • Self-directed and motivated individual comfortable working in a collaborative environment.
  • Excellent judgment and an ability to make decisions in a timely manner is a pre-requisite for a successful general property manager. 
  • Incredible attention to detail and a clear understanding of the importance of presenting the building and our associates in an impeccable manner.
  • Must possess strong analytical skills and a firm understanding of the financial mechanics of the building.
  • Ability to communicate effectively, both orally and in writing, with all levels of management, staff, vendors, and especially corporate residents.
  • Proficiency in MS Office and industry software
